Options for Sellers

What we love about real estate is how creative it can be. Here are a few ways we can work with you on a purchase of your property.

Cash Purchase

Simple and Fast. We close with cash, no hassle, no repairs, no stress!

Example:
Your property is worth $250,000. We create a standard purchase agreement and open escrow. Many times we can close in 10-14 days.

Owner Finance

Have a tax problem if you sell? Minimize or eliminate your gain (speak with a CPA) buy holding the note. Essentially, we buy the property and pay you the mortgage every month. If we default, you get the property back, including any down payment and payments we've made. (side note, that's never happened!)

Example:
Your property is worth $250,000 but your paid $100,000 many years ago, and have depreciation recapture, which means your capital gains tax will be high. Instead of selling, you can "become the bank" and we can purchase your property for $250,000, with you holding a note of $250,000 at 6% interest only. You don't incur capital gains and you now receive interest each month of $1250, taxed as income. At some point in the future, the note of $250,000 can be paid off, or can be paid down in increments each year.

Master Lease & Option

Have a tax problem if you sell? Minimize or eliminate your gain (speak with a CPA) by leasing the property to us. We'll take over the entire operation of the property, paying all bills (taxes, insurance, utilities etc). In turn we collect any rents and have full control over the property. In this arrangement you'll get a set master lease payment from, many times greater than you may net now. We have first option to purchase the property at a preset price and time frame.

Example:
Your property is worth $250,000 but your paid $100,000 many years ago, and have depreciation recapture, which means your capital gains tax will be high. We can record an option for $250,000 with the county, and "master lease" your property from you. This means we collect all rent, and pay all bills, including property taxes, insurance, repairs etc. In exchange we pay you a flat master lease rate each month. For example $1500 each month which is taxed no different than rent. At some point when the option is over we purchase the property, typically when you find a replacement property or are ready for a taxable event.

Long Escrow Purchase

We agree to purchase it with a very long escrow. We wait until you get your replacement property or other arrangements made. We can close at your direction. Typically, we can also master lease the property from you, take over operations, or management depending on your needs during this time frame.

Rehab & Sell

Is the property in need of some repairs but you'd like to be part of the rehab process? Let us take over. We'll fix up the property, market, and sell the property in exchange for a portion of the proceeds.
